July, by the largest public count we could find. The Rentals.ca 2025 Year in Review, built on leads submitted across its Canadian platform, put July lead volume 27.2% above the annual average. The single busiest day of the year was July 9, at 64% above the average day.
In the US the mover pool is shrinking a little. The U.S. Census Bureau's American Community Survey counted 11.8% of people moving to a different residence in 2024, down from 12.1% in 2023.
For a property manager the useful lever is the lease end date, not the listing date. When an owner lets you set the term, a lease that ends in late spring puts the next vacancy where the renters are.
What day and time should you post a rental listing?
Monday, and early in the day. Rentals.ca found renters most active on Mondays, 11.2% above the average weekday, with peak lead activity between 1:00 and 3:00 PM ET and again between 7:00 and 8:00 PM ET. A listing posted Monday morning is fresh when the first wave arrives.
The hour you answer matters more than the hour you post. The early afternoon window lands while most offices are open. The evening window does not. At 7:30 PM the leasing desk is usually closed, so a renter who inquires then waits until morning, and by morning they have messaged other listings too. Is it a mistake to list a rental in fall or winter?

The Rentals.ca Renter Pulse: Summer 2026 survey, released October 1, 2026, found 48.1% of the 690 renters surveyed had signed a lease in the previous three months, and 70.4% felt confident about finding an affordable place in the next three. Demand cools after summer. It does not stop.

What incentive actually moves an off-season renter?
Probably not a free month. Rentals.ca found 84.4% of renters met at least one move-in incentive this summer, and free rent was the most common at 68.5%. Yet the same publisher's Spring 2026 survey found renters value free utilities most (43%), with free rent a distant second (18%).
Most renters do not ask for a deal at all. In the summer survey, 28.0% said it never occurred to them to negotiate and 23.8% assumed it would not work.
