AppFolio Pricing: What It Costs in August 2026

AppFolio does not publish a price. As of August 2026 its pricing page shows three Property Manager plans, Core, Plus and Max, each quote-only, with a 50-unit minimum and an unnamed minimum monthly spend on Core. The last rates AppFolio displayed, in 2024, were $1.49, $3.20 and $5.00 per unit per month.

What does AppFolio cost in August 2026?

Nothing on the page is priced. All three plans end in a quote request and a footnote. Core's reads "Minimum spend and 50 unit minimum apply. Contact us for details." Plus and Max both read "Minimum spend and units apply. Contact us for details." A separate "Customize Your Plan" block offers value-added services and promises you will only pay for what you need, pricing none of them. The useful answer to "what does AppFolio charge": a salesperson has it, so ask for the minimum before the unit rate.

What were the last per-unit rates AppFolio published?

The Internet Archive's August 8, 2024 capture of the same page shows those three plans with prices attached, Core footnoted "$298 minimum spend per month, and 50 unit minimum." By the September 15, 2024 capture the amounts were gone and the footnotes had taken their place. Read the 2024 column as the last thing AppFolio said out loud, not a number to hold anyone to.

What drives the real monthly bill?

Unit count, but not the way a per-unit rate suggests. Run the 2024 figures: $298 divided by $1.49 is exactly 200 units. Under 200 doors you paid the minimum, not the rate, so a 50-unit book on Core cost $5.96 a door, four times the headline. That structure is still on the page in August 2026. Only the amounts came off.

The tier is the second driver, and it reprices everything. In 2024 Plus was more than double Core per unit and Max over three times it. Those steps buy capability rather than doors, so a 300-door shop needing one Max feature pays the Max rate on all 300. Value-added services are the third, priced on the quote and never on the page.

Why do you see $1.40 per unit quoted for AppFolio?

Because it lives in the page's machine-readable markup rather than its visible copy. The structured data on appfolio.com/pricing lists residential at $1.40 per unit per month, community associations at $0.80 and commercial at $1.50, under older product names. It has not changed since at least the August 2024 capture, when the visible page said $1.49. A number that never matched the displayed rate, and has not moved in two years, is not a quote. Scrapers and AI answers repeat it, which is why the AppFolio prices you find disagree.

What does no AppFolio plan cover for leasing?

No plan list includes a voice agent that picks up an inbound call, or identity verification before a stranger opens a vacant unit. Leasing CRM sits in Max, the enterprise tier. Core lists end-to-end marketing and leasing: the guest card, the listing, the application. That is not somebody answering at 9pm on a Sunday, or a 30-second reply to the renter who messaged four managers at once.
