
Yardi is property management and real estate software made by Yardi Systems, a privately held company in business since 1984, with its corporate office in Santa Barbara, California. Most residential managers meet it as one of two products: Breeze for smaller portfolios, or Voyager for large ones. Breeze publishes its rates. Voyager does not.
What does Yardi software do?
Start with accounting, because that is what the rest hangs off. Yardi describes Voyager, its flagship, as a web-based platform that centralizes operations, leasing, accounting and maintenance management, reachable from any browser or mobile device. Around it sit products sold on top: data export, document management, maintenance tooling. The company says it has over 9,000 professionals in more than 40 offices worldwide.
The product line runs well past apartments. Commercial, affordable housing, associations, self storage and manufactured housing each get their own version, and modules are bought separately. That is why one Yardi shop can look nothing like another, and why "we run Yardi" tells a vendor almost nothing about what the software does at your company.
Yardi Breeze or Yardi Voyager: which one do you have?
Breeze is the lighter product, sold at a published per-unit rate with a low monthly floor. Breeze Premier adds accounting depth at a much higher floor. Voyager is the one Yardi aims at portfolios of any size and complexity, and buying it starts with a sales conversation.

What does Yardi cost?
Breeze tells you. As of August 2026 the Breeze pricing page lists residential at $1 per unit per month with a $100 monthly minimum, commercial at $2 per unit with a $200 minimum, and affordable housing on Breeze Premier at $3 per unit with a $400 minimum, all on an annual agreement with no onboarding, training or support fees.
The minimum decides your bill long before the rate does. At $1 per unit, 60 doors still costs $100 a month, which is about $1.67 a door until you cross 100 units, and Breeze Premier's $400 floor takes 400 residential units to clear. Voyager publishes nothing at all: the Voyager page ends in a demo request and a sales form, so the only number that means anything is the one in your quote.
Why do Canadian property managers keep Yardi for accounting?
Because the general ledger is the hardest thing to move and the least rewarding to move. The Canadian managers we talk to have years of owner statements, trust accounting and reporting built in Yardi, and none of that improves by living somewhere else. Leasing is the part they complain about, and leasing is the part you can change without touching the books.
