LeadSimple Alternatives: Best CRM Tools for Property Managers

LeadSimple publishes five plans. Phone and Inbox starts at $29 per user per month, the sales CRM is $99 per month for one user, and the two door-priced plans run $1.35 and $2.99 per door with minimums. The alternatives below are Salesforce, HubSpot, Freshsales, Lofty and IXACT Contact.

LeadSimple planPublished annual rateNotes
Phone + Inbox Core$29 per user per monthShared inbox, phone menu
Phone + Inbox Pro$59 per user per monthRing groups, AI voice agent at 45 min per user
Sales CRM$99 per monthOne user, one pipeline, $30 per extra user
Operations$1.35 per door per monthWorkflows, $200 monthly minimum
Platform$2.99 per door per monthEverything, $500 minimum, annual contract

Those are the August 2026 rates on LeadSimple's pricing page. Month to month costs more on every line.

Why Consider Alternatives to LeadSimple?

Cost

The per-user and per-door lines behave differently. Core and Pro bill per seat, so a five person office pays five times the rate. Operations and Platform bill per door on a floor: $200 a month, $500 with an annual commitment.

User-Friendliness

Operations is workflow software. Branching logic, escalation dashboards and the 15 plus templates need someone to build and own them, which is a hire or a Saturday, not a setting. Ask to build one real move-in workflow before you sign.

PMS Connections

LeadSimple sits beside your property management software rather than replacing it. Its pricing page names AppFolio, Buildium, RentVine, Propertyware and Rent Manager. If yours is missing, ask which records move and in which direction.

Alternative CRM Tools for Property Managers

1. Salesforce

Salesforce lists Starter Suite at $25 per user per month, Pro Suite at $100 and Enterprise at $175, as of August 2026. It is a general CRM, so lease and unit logic arrives as configuration you or a consultant build.

2. HubSpot

HubSpot is the other general CRM property managers land on, usually because marketing already runs there. Seat prices sit on its pricing page and shift by edition, so price it by how many people need a login.

3. Freshsales

The cheap end. Freshworks lists three paid tiers at $9, $39 and $59 per user per month billed annually, with its AI agent sold separately at $49 per 100 sessions. At $9 a seat, everyone gets a login.

4. Lofty (formerly Chime)

Lofty publishes no plan prices. Every tier on its pricing page says Request Pricing, so a number means a sales call. It aims at real estate agents: buyer and seller lead programs, IDX websites, home evaluation pages.

5. IXACT Contact

IXACT Contact is $46.75 per month on the annual plan or $55 month to month, team seats at $28.90 and $34, no contract, free trial. Its pricing page is built around email marketing, e-newsletters and agent websites.

Features That Make Leasing Easier

Every tool above manages a pipeline, and LeadSimple's Pro plan goes further with a phone system and an AI voice agent whose minutes are metered per seat. Its CRM plan is headed "Owner leads stop leaking", which is the growth side of a management company. The renter side runs on its own clock: someone who texts about a vacancy at 9pm has compared four listings by morning.

That second queue is what LetHub works. Rental inquiries get an answer in about 30 seconds by text, chat or phone at any hour (dial 404-383-6213 and listen to the voice agent), showings book themselves, and self-showings sit behind bank-level ID verification. It syncs with AppFolio, Buildium, RentVine, DoorLoop, TenantCloud and Propertyware.

Real-Life Examples

Run your door count through the rates. A 200 door shop on Operations pays $270 a month. A 100 door shop pays the $200 floor instead of $135, an effective $2 per door, so the floor costs small portfolios more.

Platform crosses over near 170 doors, and LeadSimple's FAQ does that arithmetic: $500 divided by $2.99 is roughly 167, above which the per-door rate beats buying those plans separately.

Conclusion

Choose on two numbers: how many people need a login, and how many doors you manage. Seat pricing punishes a big team, door pricing punishes a small portfolio, and neither answers a 9pm text. Book a demo and bring a phone number you keep missing calls on.

FAQ Section

What is the average cost of these CRMs?

Averages mislead: the billing units differ. As of August 2026 LeadSimple runs $29 to $59 per user, $99 a month for the CRM, or $1.35 to $2.99 per door with minimums. Freshsales starts at $9 per user, Salesforce at $25 and IXACT Contact at $46.75. Lofty quotes on request.

Can these CRMs work with my property management software?

Usually, though the supported list is short and specific to each vendor. LeadSimple's pricing page names AppFolio, Buildium, RentVine, Propertyware and Rent Manager. For any other tool, make the vendor name the records that move and the direction they move in, then watch it on a screen share against your own account.

How do I choose the best CRM for my property management business?

Start from the job you are losing. If owner leads go cold, buy a sales pipeline priced per seat. If move-ins and renewals slip, buy workflow priced per door. If rental inquiries sit unanswered overnight, no CRM fixes that and leasing automation does.
