DoorLoop starts at $99 a month for up to 10 units, or $69 a month billed yearly. Pro starts at $189 monthly ($149 yearly) and Premium at $239 ($209), as listed on DoorLoop's pricing page in August 2026. The plan price climbs with your door count, and above 300 units DoorLoop quotes you directly.
How much does DoorLoop cost per month?
Those are floors, priced at the smallest portfolio each plan allows. Starter caps at 10 units. Pro and Premium have no published ceiling, but the unit box on the page stops at 300 doors, and past that it offers a demo instead of a price. Monthly billing is pay as you go: units added mid-cycle are prorated, and units removed drop off the next bill.
| Plan | Billed monthly | Billed yearly | eSignature | Incoming ACH | Screening |
|---|---|---|---|---|---|
| Starter (max 10 units) | $99 | $69 | $3 per document | $2.49 | $45 |
| Pro | $189 | $149 | $1 per document | $0.99 | $35 |
| Premium | $239 | $209 | Included | Free incoming | $25 |
What does DoorLoop cost at 100 or 200 units?
Type a door count into the unit box and the page prices it. At 100 units Pro reads $249 a month billed monthly and $209 billed yearly, Premium $379 and $319. At 200 units Pro is $309 and $269, Premium $629 and $509. At 299, the highest count it will price, Pro is $459 and Premium $929.
Price steps up in uneven bands of 20 doors, so the effective rate falls fast. Pro at 10 doors works out to $18.90 a unit on monthly billing. At 299 doors it is $1.54, which is the figure the page prints above the plan. What 400 or 1,000 doors costs is not published.
Is DoorLoop cheaper billed annually?
Yes, by a different amount on each plan. Starter is 30% less billed yearly ($69 against $99). Pro is 21% less at its floor and 13% less at 200 units; Premium is 13% less at its floor and 19% less at 200 units. The toggle promises "Save up to 25% on Yearly" and the FAQ under it says up to 20%, so run the percentage on your own door count. Annual bills upfront for 12 months.
What actually drives your DoorLoop bill?
Two numbers are missing from the page, and both can outweigh the plan choice: the onboarding fee, priced "based on portfolio size", and anything above 300 units. An offer running to November 7 waives onboarding on select plans.
Most of the meter is billed to the resident, not to you. Tenants pay 3.25% on card payments and $2.49 per ACH on Starter, $1 on Pro, nothing on Premium, and a screening report costs the applicant $45, $35 or $25 by plan, with any markup yours to keep. What lands on your own invoice:
- A one-time $49 per bank account to switch on payments, $25 on Pro, free on Premium.
- A marketing website at $99 a month plus $199 setup on Starter, $49 plus $199 on Pro, included on Premium.
- Outgoing EFT at $0.99 on Pro and Premium, or $1.79 to mail a paper check.
- eSignatures at $3 or $1 a document below Premium, and the AI assistant, an add-on with no published price.
Storage caps at 50MB per unit on Starter and 5GB on Pro. Small recurring lines are how a $189 plan becomes a four-figure quarter, the arithmetic behind leasing software's hidden fees.
What is not included in a DoorLoop plan?
The leasing conversation. Pro and Premium include a scheduler that lets prospects book a tour from your listing, and every plan handles applications, screening, signatures and the books. What no subscription buys is somebody answering a rental inquiry at 9pm on a Sunday, calling back the lead that arrived while you were at a showing, or checking a prospect's ID before they reach a vacant unit.
LetHub answers in about 30 seconds by text, chat or phone, around the clock, with an AI voice agent that takes the call itself. Showings book themselves, and access is gated by bank-level ID verification, using smart lockboxes or offline locks whose static codes are rotated after use. Leasing runs in LetHub's own system, which syncs with DoorLoop and syncs back to most major property management software. See AI leasing alongside DoorLoop, or watch it run on your own listings.
Frequently Asked Questions
Does DoorLoop charge per unit?
Not at a flat rate. The plan price steps up in bands of 20 doors, so the effective rate drops as you grow: Pro is $18.90 a unit at 10 doors and $1.54 at 299. Starter is fixed at 10 units, and above 300 the page stops pricing and asks for a demo.
Does DoorLoop have a free trial?
Its pricing page does not publish one. The getting-started answer has two steps, and step one is a demo with the sales team where you select a plan and add payment information. There is no long-term commitment: the same FAQ says you may cancel at any time and export your data.
Why is my DoorLoop bill higher than the plan price?
Onboarding, usually, which DoorLoop prices on portfolio size and does not publish. Then the add-ons nobody costed. A website is $99 a month plus $199 setup on Starter, bank account setup is a one-time $49, and eSignatures are $3 a document. Card and ACH fees go to the resident.
