Buildium Pricing 2026: Plans, Costs and Add-On Fees

Buildium publishes three plans: Essential from $62 a month, Growth from $192 and Premium from $400, as listed on its pricing page in August 2026. Those are floors. Every published price is a floor (each plan reads "starting at"), and the per-transaction fees on rent payments, screening and eSignatures move the real bill further than the plan choice does.

What does Buildium cost per month?

Those prices are for residential portfolios, and Buildium's pricing page prints "starting at" above every one. Its FAQ routes anyone over 5,000 units, or anyone managing community associations, to a phone number for a quote (877-396-7876). Whatever lifts a plan above its floor is not published on the page, so the only way to learn your exact rate is to ask.

What do the higher plans add?

Essential covers basic accounting, maintenance and leasing, standard and bulk reporting, and Buildium's AI assistant. Growth adds customization, reporting automation, enhanced tenant screening, business analytics and a live phone line to support. Premium adds the Open API, property inspections at no extra charge, unlimited eSignatures, and 100 free business bank account setups where Essential charges $99 for each one.

One condition is easy to miss when you budget. Buildium's FAQ says every new Growth or Premium customer must buy its onboarding service, which imports existing data and builds a training plan. The page does not publish what onboarding costs, so carry it as an open number in your first-year total.

What actually drives your Buildium bill?

Rent collection, usually. Take 200 doors paying once a month by incoming EFT. On Essential, at $2.35 a transaction, that is $470 a month, or $5,640 a year, against a $62 subscription floor. On Growth, at $1.35, the same 200 payments cost $270 a month. On Premium the first twelve months are free, then $0.60 makes it $120. Buildium publishes the fee per transaction and not who absorbs it, so put that question on the sales call.

The rest of the meter, from the same page:

  • Tenant screening at $17 a report, $20 enhanced on Growth and Premium, or $35 when the applicant pays.
  • Credit card payments at 2.99% per transaction; outgoing EFT at $0.99.
  • Bank account setup at $99 per business account, with ten included on Growth and a hundred on Premium.
  • Property inspections on Essential at a $99 setup plus $40 to $95 a month. Included on Growth and Premium, then $0.40 a unit on Growth after three years.
  • 1099 e-filing at $50 a batch plus $4.50 a form; remote check printing at $30 setup plus $1.50 a check; renters insurance from $12 a month.

Stacked fees are how a $62 plan becomes a four-figure quarter, the same pattern behind leasing software's hidden fees.

What is not included in a Buildium plan?

Leasing conversations. The plans handle listings, applications, screening, signatures and the books, and the 14-day trial lets you test that half on sample data first. What no subscription buys is somebody answering a rental inquiry at 9pm on a Sunday, chasing the lead that arrived while you were at a showing, or checking a prospect's ID before they reach a vacant unit.

Yes. Buildium publishes a 14-day trial with no credit card required, running on sample data rather than your own portfolio, and you can convert to any of the three plans from it. Growth and Premium customers then have to buy onboarding, which the pricing page does not price.

Why is my Buildium bill higher than the plan price?

Transactions, in most cases. Incoming EFT costs $2.35 per payment on Essential and $1.35 on Growth, so 200 monthly rent payments run $470 or $270 before any add-on. Screening is $17 to $35 a report, eSignatures $5 or $1 a document, and each business bank account setup is $99.
