AI leasing is the use of software agents to run the front end of renting a home: answering inquiries by text, chat, and phone; prescreening prospects; scheduling and verifying showings; reporting what converted. Self-Guided Tour

The multifamily cousin of the self-showing: a prospect walks a model unit or community on-site, often app-admitted, with staff on hand. Same idea, different building type.

A lockbox is a coded box holding a physical key; a smart lock replaces the deadbolt and accepts codes electronically. Self-showings run on either — control lives in who gets the code, not the hardware.

Time-Boxed Access Code

A code valid only around a confirmed appointment window, then expired or rotated. It turns "someone has the code" from a standing risk into a bounded one, tied to a verified visitor.

Tour Scheduling Automation

Software that offers open slots, books the tour, sends confirmations and reminders, and handles rescheduling — with listing data synced from your PMS. Reminder cadence is its quiet no-show weapon.

No-Show Rate

The share of booked tours where nobody shows up. Track it by lead source and reminder cadence; the blocked calendar hour is gone either way.

What Are the Identity and Safety Terms?

Identity Verification

Confirming a prospect is who they claim before access is issued: a government-ID scan checked for authenticity, matched to a live selfie. In self-showing, it replaces meeting the person.

Liveness Check

The anti-spoofing half of ID verification: proof the selfie comes from a living person — not a photo of a photo or a replayed screen. It blocks stolen-ID bookings.

Entry Log (Audit Trail)

Showing-to-Lease Ratio

How many showings it takes to sign one lease. When it climbs, the problem is usually upstream — prescreening or pricing — not the tour itself.

Inquiry-to-Tour Conversion

The share of inquiries that become booked tours, and the number slow response quietly kills. The leads existed — they toured with whoever answered first.

Days Vacant (Vacancy Loss)

Days a unit sits empty between tenants, and the rent that never existed. Vacancy loss never arrives as a bill — which is why leasing speed is what owners feel.

After-Hours Coverage

The share of inquiries answered outside business hours. Renters browse at night and on weekends; an operation answering at 9 p.m. books tours its nine-to-five rivals never see.

Pre-Leasing

Marketing and showing a unit before the current tenant leaves — early listing, occupied showings — so the next lease starts days after turnover, not weeks. The most direct lever on days vacant.
